Terms of Service

The agreement between you and Kunji Technologies Private Limited for using Kunji.

1. This agreement

These terms govern your use of Kunji, a subscription CRM for property brokers operated by Kunji Technologies Private Limited (“we”, “us”). By creating an account you accept them. If you are agreeing on behalf of a firm, you confirm you are authorised to bind that firm.

2. Your account

You need a valid email address, which we verify before the account activates. You are responsible for what happens under your account, including anything done by agents you add to it.

  • Keep your password to yourself. We will never ask you for it.
  • Administrator sign-in requires a code sent to your registered email. You may mark a browser as trusted for 30 days, after which the code is required again. Your password is required every time regardless.
  • Tell us promptly at support@kunji.io if you believe an account is compromised.
  • One person, one login. Sharing a single login between people is not permitted.

3. Plans, seats and billing

Every new organisation begins with a 14 day free trial. No card is required to start it, and we do not charge anything when it ends: the account simply becomes read-only until you choose a plan.

  • Subscriptions are billed monthly in advance through Razorpay.
  • All prices shown are exclusive of GST, which is added at the applicable rate (currently 18%).
  • A seat is a user who can sign in. Adding a seat mid-cycle is charged pro rata; removing one takes effect at the next renewal.
  • Storage beyond your plan’s quota is billed as overage rather than blocked, so an upload never fails silently. We stop uploads only past twice the quota.
  • We may change prices with at least 30 days’ notice by email. Your current cycle is never repriced.

4. If a payment fails

A failed payment does not delete anything. The account moves to a past due state and you keep full access for a short grace period while you update the card. After that the account becomes read-only: you can still read, search and export every record, but not create new ones. Nothing is deleted for non-payment.

5. Cancellation

You can cancel at any time from the billing screen. Cancellation stops the recurring mandate immediately, so nothing is charged again. See the Refund and Cancellation Policy for what happens to the period you have already paid for.

6. Your data belongs to you

The leads, listings, notes and files you put into Kunji are yours. We claim no ownership of them and do not sell them, mine them for advertising, or use them to train anything.

  • Any list you can filter, you can export to Excel, at any time.
  • Exports keep working even when an account is read-only for non-payment.
  • After cancellation your data is retained for 30 days so you can change your mind or pull an export, then deleted.

7. Acceptable use

You agree not to:

  • Upload personal data of a buyer, seller or tenant without a lawful basis for holding and using it.
  • Send unsolicited bulk messages to contacts stored in the system.
  • Attempt to reach another organisation’s data, probe the service for vulnerabilities without our written consent, or interfere with its operation.
  • Resell or white-label the service without a written agreement.
  • Upload malware, or content that is unlawful under Indian law.

We may suspend an account that breaches this section. Where it is safe and lawful to do so, we will tell you why and give you a chance to put it right first.

8. Our access to your account

Our staff can open a time-limited support session in your account to investigate a problem you have reported. We think you should know exactly how that works:

  • Every session is recorded in an audit log with who opened it and when.
  • A session expires automatically after 30 minutes and cannot renew itself.
  • A support session cannot change your password, change your billing, or delete your agents.
  • While one is open, an unmissable banner appears in the application saying so. It is never invisible to you.

9. Availability

We work to keep Kunji available and back it up regularly, but we do not offer a contractual uptime guarantee on standard plans. Planned maintenance is announced in advance where possible. Enterprise agreements may include specific commitments.

10. Liability

Kunji is provided on an “as is” basis. To the extent permitted by law, our total liability for any claim relating to the service is limited to the fees you paid us in the three months before the claim arose. We are not liable for lost profits, lost business or lost data beyond that amount.

Nothing in these terms limits liability for fraud, or for anything that cannot be limited under Indian law.

11. Suspension and termination

You may close your account at any time. We may suspend or close an account for a serious or repeated breach of section 7, for non-payment beyond the grace period, or where we are required to by law. Except where the law forbids it, we will give notice and an opportunity to export your data.

12. Changes to these terms

We may update these terms. Material changes are announced by email to account administrators at least 30 days before they take effect. Continuing to use the service after that date means you accept the new terms.

13. Governing law

These terms are governed by the laws of India. The courts at Navi Mumbai, Maharashtra have exclusive jurisdiction over any dispute.
